By renting this property:
1. Guest shall be entitled to possession of the Premises on the 1st day of the Rental Term. At the conclusion of the reservation, Guest shall peaceably surrender the Premises to the Landlord in good condition, as it was at the commencement of the Agreement, excluding reasonable wear and tear. In the event that Guest had not surrendered the property by the identified check out time, Landlord may charge guest up to $120 per hour (unless late check out has been previously agreed with Landlord).
2. For the purposes of this Agreement, Guest shall not only include the primary renter identified within the rental agreement, but also all other guests and invitees of Guest using, occupying, or visiting the Property during the Rental Term. Each person occupying or visiting the Premises shall be jointly and severally liable under this Agreement.
3. Guest agrees to the fullest extent permitted by applicable law to indemnify and hold harmless Landlord from and against all injuries to person and damages to Guest's property sustained in or about the Premises arising from or are in connection with Guest's possession, use or occupation of the Premises. Guest further agrees to indemnify and hold harmless Landlord from and against all expenses, including reasonable attorneys' fees and expenses incurred in connection with any and all claims, suits, demands, actions, or judgments for said injuries or damages.
4. Guest acknowledges that the property contains high decking, fireplace, fire pit, and hot tub and that use of them is at the sole risk of Guest.
5. If there is evidence that pets have been present without approval or smoking has occurred on the property or that there has been an unauthorized party, there will be a $1000 fine. Guests are subject to immediate removal and will forfeit the remainder of the reservation.
